M-Plaza was built using a combination of regional timber, recycled steel and concrete that is unique in Germany. Around 8,000 cubic meters of wood were used, permanently binding approximately 8,000 tons of CO₂. The façade and interior are largely made of sustainably certified regional timber, complemented by recycled steel that saves nearly 100% CO₂ during production. Energy is supplied by on-site photovoltaic and geothermal systems. AI-controlled, user-responsive systems for lighting, ventilation, cooling and heating maximize energy efficiency and reduce operating costs by around 90% compared to similar new buildings.

The construction industry faces the challenge of creating sustainable and energy-efficient work environments that combine ecological responsibility with economic performance. The M-Plaza impressively demonstrates how these requirements can be united in a holistic concept. Through the innovative combination of regional wood, recycled steel, and concrete, an office building is created that not only permanently binds CO₂ but also drastically reduces energy consumption with its own renewable energy supply and intelligently controlled systems. This building sets standards in terms of sustainability and digitalization by delivering more in the long term than it consumes, thus creating a future-proof work environment that serves as an exemplary model for a new generation of office buildings.
